Burying one’s parents and dealing with their property-both personal and real estate- is never easy. One such instance involved a couple who lived out of the area who inherited a multi family home in Yonkers with complications that included a buried oil tank, an enormous amount of personal possessions, and an existing tenant in one of the units.

Preparing the property for sale, dealing with the possibility of an environmental issue from the oil tank, tenant issues, and dispensing with decades of personal belongings would have taken them years from long distance, to say nothing of the stress and expense of maintaining the place.

After taking a look at the home, we devised a win/win arrangement that had them selling completely “as is” without having to worry about the time, effort and expense of cleaning out the home and going on the market. We had them remove only the items of monetary or sentimental value, and took the home with the contents they didn’t want to deal with. They didn’t have to tackle digging up the oil tank, cleaning out the parents’ old apartment, or clearing the garage. There was also a retaining wall in the back that appeared to be buckling, but that was also not their headache. We took it all off their hands and they collected the cash at closing.

To summarize, they avoided:
– Cleaning out the home
– Making any repairs
– Paying any broker commission
– Renting a dumpster or paying a crew for an expensive cleanout
– Any painting, carpet removal, or masonry work
– open houses, no-show buyers, appraisal, inspection, mortgage denials
…as well as a ton of other headaches commonly associated with a regular sale of real estate.
