We rely on market activity, comparable sales, and our background as active real estate licensees and investors to quote an accurate price. If we have a meeting of the minds on price, we will make a down payment to be held in escrow with your attorney, sign contracts, and run title on the property. We then close at the agreed upon time. There is no mortgage contingency, we buy “as is,” and we are flexible on our time frame.
We buy homes in any condition. We will not make you stressed out over home inspections, appraisals, zoning compliance, lead paint, radon, asbestos or many of the other things that can kill a regular transaction. The only inspection we perform as policy is an inspection on submerged oil tanks, which can have severe and expensive environmental consequences.
We prefer for the home to not be on the market for a variety of reasons. We are obligated to respect your contractual obligations to your broker if you are on the market, and the broker commission adversely affects both of our margins (we do not charge commission when we buy).
